Show You Can Run a Maintenance Floor, Not Just Fix Pipes

This role is about supervising a team and keeping critical systems running in a demanding environment. Hiring managers will look for proof you've led technicians, managed preventive maintenance programs, and handled emergencies without dropping the ball.

    1. Lead with your supervisory track record: On your CV, highlight your 2+ years in a lead role with concrete examples of how you organized workflows, mentored technicians, and met deadlines. Use numbers where possible, like team size or number of work orders completed per month.

    2. Prove your CMMS fluency: Many facility leads stumble on the software side. Mention the specific CMMS you've used (e.g., Maximo, SAP PM) and describe how you used it to schedule maintenance, track work orders, and generate reports. If you've trained others on it, say so.

    3. Prepare to talk about preventive maintenance programs: Be ready to explain how you've structured PM schedules for HVAC, boilers, and plumbing systems. Discuss how you set frequencies, prioritized tasks, and adjusted plans based on equipment performance or breakdown history.

    4. Bring your emergency response stories: Facility leads often get asked about a time a system failed. Have a clear story: what broke, how you assessed it, how you coordinated your team, and how you restored service fast. Focus on your decision-making and communication under pressure.

    5. Show you can read drawings and schematics: You'll be expected to interpret blueprints on the spot. Brush up on mechanical and plumbing symbols, and be ready to walk through a sample drawing in the interview. Mention any CAD or BIM experience, even basic.

    6. Emphasize safety and compliance: This role demands strict adherence to safety standards and regulations. Highlight your knowledge of OSHA, local codes, and any safety certifications. Give an example of how you've enforced safety protocols on your team.

    7. Demonstrate your procurement and budgeting sense: You'll manage spare parts and tools. Talk about how you've tracked inventory, forecasted needs, and worked with suppliers to avoid downtime. If you've cut costs without sacrificing quality, mention that.

    8. Prepare for international mobility questions: The job requires a valid passport and ability to travel. Have your passport details ready and be clear about your willingness to relocate or travel. If you've worked abroad or in remote locations before, highlight that experience.
